There are only three Ocean View Lots and three Roadside Lots still available for sale, prior to starting the reunification process to establish the Monte Mar Gated Community.
Finalizing the sale of the remaining Ocean View Lots will complete the Phase #1 Sales Cycle with all utilities and asphalt pavement along the Primary and Ridge Roads.

EAST RIDGE LOTS
Phase #1 Sales - The East Ridge Lots are at different elevations aligned with a northern view. The vertical separation and setbacks provide all three lots with incredible ocean views. Only one lot is still available for sale in this section.
The Upper Lot (#83 - Sold) has a large buildable pad with opportunities for a multi-level home & rooftop deck.
The Middle Lot (#82 - Sold) has an infinity ocean view overlooking the ravine.

Phase #1 Sales - The Center Ridge has 7 home sites with amazing ocean and forested views. They each have different elevations and orientations that work with the natural contours of the land to maximize the views for every lot.
Five of the home sites have been sold and the remaining two lots offer tremendous potential for creating custom homes with expansive views and large outdoor terraces.
The Lower Entrance Lot (#104 - Available) has a large buildable pad with incredible views. The lot below (#103) has already been lowered to expand that pad and ensure unobstructed views for the lot above. Construction plans for a single story home on this lot have been submitted to CFIA for approval.

WESTERN RIDGE LOTS
Phase #1 Sales - The West Ridge has 8 home sites with panoramic ocean views. These exceptional lots overlook the valley with expansive and unobstructed views of the Papagayo Peninsula. Four of the lots are being held by the developers for personal homes and the other four lots have been sold. There is 1 roadside lot still available for sale with an an ocean view.
The Roadside Lot (#106 - Available) is one of the few Monte Mar lots that doesn’t have a flat buildable pad. Plenty of designs for a multi-story home can be pursued to maximize the value for this lot.
