Improving the Access Roads

Multiple efforts are currently underway to improve access to the Monte Mar property. The costs for the improving the Primary Access Road and the Access to the Coco Bay Club House will be mostly covered by the Monte Mar development team. Coordination with the Municipality for improving access to central Coco and the main road near Auto Mercado and will be pursued, with some level of cost sharing.

Paving the Primary Access

A proposal for paving the road from the Maxi Pali entrance, past the Dolphin Academy, to the Concrete Road, and from the end of the Concrete Road to the Stone Arch has been submitted to the Municipality. Upon approval to proceed, environmental studies, drainage plans, and civil engineering designs will be submitted for permitting.

This will work benefit the local community and provide fully paved access to the Monte Mar Gated Community.

Coco Bay Estates - Access to the Club House

Initial efforts have begun to provide access the established easement with Coco Bay Estates.

Accessing the Main Coco Road

The most efficient route for accessing the main Coco road (near the Auto Mercado) travels along the unpaved Las Canales for about 1 km before connecting to a paved road. The initial section of the unpaved road from the Stone Arch has very little traffic and would most likely require the Monte Mar project to provide a portion of the funding in a partnership with the Municipality.

Accessing Central Coco

The most direct route for accessing central Coco travels along the unpaved Las Canales for about 1.4 km before connecting to the paved road in front of the school. The Monte Mar project may provide a portion of the funding for the initial section, but the Municipality could eventually pave the heavily traveled 530 meter section to better serve the local residents, especially if plans for developing the Coco Marina get started.
