THE DEVELOPMENT
NORTHERN AND SOUTHERN PROPERTIES
The first development phase is focused on the Northern Property and consists of 16 ocean view lots on three ridges along the upper road and 14 Valley View lots are close to the entrance area and along the primary road as it winds up the mountain to unobstructed expansive ocean views.
The Project - Two properties were combined to create this project. The Northern Property has been developed for the Initial Sales Phase and the Southern Property will be developed for a Future Sales Phase.
Current Sales – Monte Mar has 38 lots zoned for independent home sites (Agricultural Designation) that are currently available for sale. (See “Home Sites” for more details)
HOA Sales – A process is underway to convert Monte Mar to a Gated Community (Condominium Designation) that will increase the available inventory within the Northern Mountain Side by an additional 22 premium ocean view lots and 28 valley or forest view lots.
Premium Ridge Lots – These sections include the Panoramic Vista Lots and Saddle Ridge Lots.
Community Center – A common area with a variety of amenities is being planned for this sales phase.
COMMUNITY CENTER
The Monte Mar Community Center will provide administrative offices for the Home Owners Association (HOA) and it should serve as a social magnet for the property. The Center could also provide reception services for rental properties and a small business center with meeting spaces and a few conference rooms.
It will have outdoor grills and seating areas for socializing and entertaining. Excess catches from fishing excursions can be shared with other residents during sunset dinner parties. The plans are to include one or two separate decks and pools for group-oriented experiences, and potentially, a more private area with cabanas.
Options are being explored to include a few moderately sized eating establishments with indoor and outdoor seating to provide an intimate experience for accommodating small and mid-sized groups. These could be a breakfast café / lunch bistro, a sports bar, or 1-2 restaurants. A specialty market is also under consideration.
FUTURE SALES PHASE
Long-Term Goal – The objective of this development is to have a significant percentage of year-round residents and create a real sense of community. The detailed design and planning for this project phase will be started toward the end of the Condominium Conversion process.
Housing Options – The Southern Property will have a wide variety of eco-friendly, cost-effective housing options using flexible and modular design concepts. Lot owners can design and build custom houses but leveraging the concept homes and using a dedicated project construction crew will provide a more affordable option for buyers.
Outdoor Design – The houses will complement the natural settings with decks, plunge pools, and enough separation and landscaping to create a true sense of privacy.
Special Character – Each of these areas will reflect a custom design. The six sections will be developed to enhance the visual and environmental characteristics of the properties.
Ravine Lots – This section will have an extensive walking trail with landscaped lighting. It’s one of the most beautiful sections of the property.
Rolling Hills – This large section could accommodate studios and galleries for artists and art classes along with an environmental study and wildlife protection center for intern programs.
Upper Ridge – This section will be used to develop mountain biking and fitness trails for residents and their guests.
La Vainilla Fincas – This section will incorporate organic farming, fruit trees, and gardening opportunities for the homeowners of Vista Montaña.
Cactus Heights – This section will have a few home sites within a nursery for succulent plants.
Entrance Grove – This area will have a balance of residential housing and commercial enterprises.
