Water Availability, Water Letters & Water Overview
Monte Mar currently has the rights to provide water for 142 properties – more than enough for the first phase of the project. We also have access to three wells on the property that will provide irrigation water and additional potable water for at least 150 residences. Water is a big issue in this part of Costa Rica – we have been planning for sufficient water access for the last five years.
Two separate ASADAs (local Costa Rica water utilities) control access to water for the property. The northern side of the property has secured 142 water taps from AyA (the national water agency) and the Coco ASADA from an investment in the Sandinal Aqueduct, which was completed March 2019. The new aqueduct has been fueling a lot of the local growth in this region.
The southern side of the property has three wells that are capable of producing over 20 liters per second, which could provide enough capacity for more than 350 houses. The process secure concessions for potable use is in progress. One of the wells will be donated to the Nuevo Colon ASADA in return for 150 water taps, while the other wells will be used for irrigation.
The municipal water lines have been extended the both entrance gates for Monte Mar. The infrastructure for the lower valley lots will be completed by August 2023. The Coco line will be extended to the top of the property and then distributed to all of the Phase #1 properties by October 2023. Once the potable water intake and distribution infrastructure has been completed, it will be donated to AyA for on-going maintenance and operations.

Basic Utilities (Water, Sewage, Electrical, Telecom/Internet)
Monte Mar currently has water and electric power at the entrance to the property. All of the design work has been completed to provide utilities to each property in Phase 1. We've obtained the construction permits, and we will start installing the power and water infrastructure in June of 2023 with a scheduled completion in August 2023. Each residence in Phase 1 will have the ability to install it's own septic system during construction.
The electric and fiber optic lines will be installed above ground from the base and along the ridges, but the supply lines to the individual lots will be run underground as lots are sold. The primary road from the base of the property to the end of the upper ridge will be paved with asphalt as part of the first phase. The connecting road to the Nuevo Colon entrance will be paved as part of the second phase as more lots are sold.

We strongly recommend you obtain a Costa Rican attorney to assist you with purchasing property in Costa Rica. There are many good real estate attorneys available. Costa Rica does not have title companies, so the attorney will assist you with proper due diligence on your purchase and will help you through the closing process.

Security Services
Security will be provided by three stations that will be located at each of the two gated entrances and at the center of the upper ridge. The Central Ridge Station will be used to control and monitor internal traffic from the lower valley properties and within the residential ridges and common areas.
The Coco Entrance Gate will be the primary security station with multi-channel surveillance feeds from all of the key access points on the mountain to prevent any unauthorized access. The property will have a fiber optic network that will include motion detectors, cameras, microphones, speakers and controlled spot lighting at these access points, along with some automated gates.
The Coco Entrance Gate will be staffed with a full time guard and a revolving security guard from the Central Ridge Station will be used to coordinate any security responses. The premium ridges will have additional protection by property maintenance personnel during the day and a dedicated security guard for the evening hours.
The security system will be phased in over the next few years in response to sales and development levels. The Nuevo Colon Entrance Gate will initially be an unattended automated gate until residential levels or traffic volumes justify having a fulltime guard.
Other Available Services
All property owners have access to the beach club for Coco Bay Estates, a neighboring development. Residents also can gain access to the tennis club/pool facility at Coco Bay Estates. There is an additional fee for this access.
